At Lovell and Morgan Properties, we take pride in the services we provide for our clients.  Please see a list of the services we offer below.

  • Administrative Services:


    • Attend all Board of Directors, Annual and Special called meetings
    • Preparation of agenda for each meeting and the taking, preparation and maintenance of minutes for each meeting
    • Prepare notices of annual meetings and Board of Directors meetings - also prepare agenda,  ballots,  proxies, minutes, and reports, etc.
    • Prepare and present all financial, contractual and operational reports on a monthly basis
    • Assist in arranging for and scheduling location, dates and times for conducting association meetings called by the Board of Directors
    •  Maintain a current copy of all By-laws and Amendments of the Association
    • Maintain a current list of all rules and regulations the Association has adopted
    • Recommend insurance coverage required to protect the property and liability of the Association with all decisions finalized by the Board
    • Prepare specifications for bid proposals and secure bids under the direction of the Board
    •  Assist the Board in the preparation of all insurance claims against the association
    • Maintain all records and files for the Association
    • Research and maintain all data for transfers of ownership and voting rights
    • Negotiate and retain contracts and services as approved by the Board

     

    Financial Services:

    • Assist with the preparation of an Annual budget
    • Prepare and mail all assessment notices and correspondence for collection of assessments
    • Prepare and mail all delinquent notices and any further action required to collect delinquent assessments
    • Filing of all liens, by an outside attorney on all delinquent assessments as specified in the Associations Governing Documents 
    • Coordinate and liaison with all outside attorney's  and foreclosure proceedings authorized by the Board for collection on any accounts
    • Maintain a register of all contracts as well as expenditures of all monies 
    • Timely payment of all bills incurred by the Association
    • Monthly preparation of financial report for the Boards approval
    • Maintain an FDIC insured bank account to indicate the custodial nature, thereof, of all deposition of monies of the Association
    • Timely preparation and submission of reports and forms to all governmental agencies, including income tax returns
    • Maintain all financial records of the Association and its members
